Looking ahead to a productive 2026

We have had a very interesting and encouraging end to 2025 and start to 2026, despite continued geopolitical and economic uncertainty. Activity levels have picked up noticeably since the Autumn Statement and sentiment across the prime market feels more constructive.


This improvement is expected to carry through into 2026, particularly in prime central London. Buyers are becoming more decisive, stock levels remain constrained and well-presented, correctly priced properties are attracting genuine competition. Pricing discipline remains critical and, as ever, we continue to be realistic and transparent with our clients on value to ensure successful outcomes.

Recent Transactions

Sale – Earls Terrace, W8 (£10.5m asking). 
Tom originally sold this house to our clients in 2000 and has remained in touch ever since. When they decided to downsize, they asked him to act once again. The result was a very pleasing outcome and we remain in ongoing discussions with them regarding future property plans.

Acquisition – Inkerman Terrace, W8 (£3.85m asking). 
Although marketed by another agent, Tom introduced a buyer he first met while selling a house in a neighbouring street in 2021. By maintaining contact over several years, we were well placed to act quickly when this opportunity arose. Following negotiations, terms were agreed and the transaction concluded successfully.

Acquisition - Cranley Gardens. We were thrilled to have acquired this gorgeous first floor flat in one of South Kensington's best streets, Cranley Gardens. A top drawer home, it has two double bedrooms, two balconies high ceilings and a plethora of storage space. Throw in leafy views and access to communal garden and you get a pretty knockout package. Acquisition - Hyde Park Square. This gem of a flat ticked all the boxes for our client's wants and needs. Perfectly proportioned and benefitting from leafy views to the front over (and with access to) communal gardens plus a fabulous roof terrace to the rear. Our client can't wait for spring so they can use the extra room that comes into effect with better weather.

Off-Market Acquisition – Kensington, W8 (£9m+). 
Tom previously sold a house to this couple in 2004 and, through occasional catch-ups over the years, remained a trusted contact. When their requirements changed and they needed a larger family home, we assisted them through a targeted search. After viewing a number of suitable houses, we secured the right property off market, with swift negotiations and an efficient legal process to meet their timeframe.
